Aptus worked on the historic conversion of Lancaster Moor Hospital alongside PJ Livesey and Story Homes to create an award-winning luxury development of over 300 homes. Aptus won the contract to deliver electricity, water & gas to the site in May 2013.

The heritage project was commissioned by the Homes and Communities Agency and Lancaster City Council (supported by English Heritage) to unlock publicly owned land for the delivery of affordable new homes. At the same time, the scheme ensures the Grade II listed building is preserved as a historical landmark of national significance, but with a renewed and active purpose in the heart of the Lancaster community.

Regeneration experts PJ Livesey were contracted to transform the main building into exclusive apartments and houses and Carlisle based Story Homes were brought in to construct family homes on the 20 acres of parkland adjoining the site. Story Homes were originally commissioned to build 197 new properties, while PJ Livesey were responsible for converting the former hospital into 109 apartments, as well as adding 24 new properties to the site.

The project’s scale and location required the installation and commission of a new high voltage electricity substation and a new gas governor connected at medium pressure. Aptus provided the design specification for the substation building, which was constructed by PJ Livesey. Aptus then installed the HV cables and substation plant before undertaking pre-commissioning tests and completing the final HV connections ahead of energisation by Electricity North West. The gas governor is a below-ground installation, which was fitted and connected to National Grid’s medium pressure system by Aptus ahead of adoption by network owner GTC.

    Bespoke installation proposals

    Installing services in the existing Grade II listed hospital building required significant bespoke design solutions. The newly constructed gas and electric meter rooms had to be planned with specific building and utility regulations in mind and required substantial liaison between Aptus and PJ Livesey to ensure compliance. The listed buildings were subject to a number of planning restrictions, which meant installations had to be customised for each building.

    Adaptability to changeable development plans

    Customer sales of apartments in the converted hospital building were a key driver in PJ Livesey’s development plan, consequently, the number and design of the apartments changed constantly. This required numerous re-designs for mains and service infrastructure, which included new loading calculations and installation changes. Aptus demonstrated an adaptable approach to accommodate these revisions and, through proactive communication with PJ Livesey, the modifications were successfully completed, in line with the programme.

Our experienced project manager provided this support to both PJ Livesey and Story Homes throughout this project. In addition, our expert design team offered significant input and guidance on the construction of the internal meter rooms in the converted buildings and new builds.
